How to calculate pad value and exp bonuses. Hello there.
I was busy procrastinating and making another one of my fabulous guides - this time about the chips and exp bonuses you get from adding items to your pad - when I noticed a pattern emerging. After taking note of the increases I got from a few items, I realised that there's actually maths behind it (and not very hard maths).
Every item has its own value, which can be seen by hovering your mouse over an item in your backpack or on the market. When you add an item to your pad, the increase in pad value is:
Item value x 1.97 (197% of the item's value).
All of the items I've tried worked out at exactly this amount, so I'm pretty confident that it's the golden rule!
For your exp bonus it's a bit less specific. Going by what I've looked at, the exp bonus goes up by around 52-54 exp for every 1,000 chips of item value. So if it's worth 5,000 chips (lucky you if it is!!) you'd get somewhere around 260-270 exp when you add it to your pad.

Realised I forgot to discuss the effect of paint and flooring on your pad. When you choose your flooring, the amount you pay for it is the value it adds to your house. However, if you upgrade your flooring, you only get the difference in price between the flooring you had and the new flooring.
For example, you choose tile (250 chips) and it adds 250 to the value of your pad. Then you decide to change it to stone (750 chips). This will only add 500 chips more to your pad, as the total flooring bonus will only be 750 chips. In other words, it doesn't accumulate.
The same goes for paint. The paint bucket's value is the value that's added to your house, but (as the myth goes) painting over a wall lots of times does not constantly add more value. The value the walls add is only equal to the value of the paint you are currently using.
I'm not sure how much exp paint and flooring add, but the exp bonus works the same as the value bonus.
So think hard about what you want in your house!! If it's just style you're after then pick whatever looks best. If it's the exp and value bonus you're after, pick the most expensive stuff (Stone for flooring, Black Paint for walls).

When you demolish your pad, you now get half of the whole value of your pad, including furniture. Thanks to PokerJustice for telling me about this!

nah, the exp bonus is a one time thing; as soon as it's added to your pad's exp bonus it's added to your profile. if you remove the item then the bonus goes down on your pad and goes down on your profile.
think of it as an exp bank account, only without the interest. :P

the rarity of them item only determines if it will be included in any given furniture drop. The higher the rarity, the less chance it will be included in any given drop.

one more question, if you recently leveled, can you demolish your house, losing the exp, but keep your level? or do you lose the exp and the level you gained, just curious since i forgot to try it when i leveled last lol

you keep the level, but your experience will drop, and you will have to re-earn that experience. So it will take a long time to make the next level.
